You can also inspect the roof on your own using some of the following bits of advice to help guide you. 

Firstly, you’ll want to examine the roof up close. If you feel comfortable climbing onto the roof to perform an inspection, this is ideal. But you can also get a good look from the ground using a pair of binoculars. Look for lifting, cracked or bowed roofing tiles or shingles, loose or failing flashing, missing shingles or roofing tiles and keep an eye out for damage in the valleys and peaks. 

It’s also important to inspect the under side of the roof immediately following a significant rain event. Look for areas of wetness, mold or degrading wood. Also, keep an eye out for any areas where you can see daylight. 

The attic insulation may also show signs of dampness, mold and mildew in the case of a leak. And, of course, you may observe water damage to your home’s ceilings and walls. 

If your home has asphalt shingles, look in the area of the gutter downspout for particles of grit. The grit particles can come loose from the shingles as they age, so lots of grit in the downspout area can indicate a roof that’s due for replacement!

It’s also essential to ensure the gutters are clean and in working order. Clogged gutters can prevent proper roof drainage, resulting in pooling on flat roofs and steeply sloped roofs alike.
